Old Community Structural Reinforcement & Renewal Project Starts Construction
The large-scale old residential community renewal project officially launched the construction ceremony on October 28, covering 12 residential buildings built in the 1990s with more than 760 households. Different from simple cosmetic renovation, this project takes structural safety reinforcement as the core priority, and synchronously carries out exterior wall thermal insulation, waterproof repair, public corridor renovation, elevator addition, underground pipeline replacement and community public space upgrading. The project was launched after a full structural safety appraisal organized by professional engineering institutions. The appraisal report found that individual buildings had local concrete carbonization, cracks on load-bearing components, aging water supply and heating pipelines, and poor thermal insulation of the original exterior walls, resulting in high energy consumption and leakage problems in many households.
Before construction, the design team held multiple communication meetings with property management and resident representatives, collecting feedback on living demands and adjusting the construction scheme repeatedly. For the structural reinforcement part, the team adopts carbon fiber cloth reinforcement and enlarged section reinforcement technology for key load-bearing beams and columns to improve the seismic performance of the buildings and meet the current seismic design code. For the building envelope, external thermal insulation boards and new waterproof coating are applied on the outer wall, which can effectively reduce heating and cooling energy consumption for each household. Meanwhile, the aging water, electricity and heating pipelines in the whole community will be replaced, and the fire protection passage will be cleared and re-planned to meet modern fire evacuation requirements.
